Let me first share a brief story with you:  Richard was an up and coming young executive at a company whose operations were primarily on the east coast.  As the company grew and began to flourish new positions were created in the west and midwest.  These new positions promised great futures for the individuals selected for them since the stock options almost guaranteed enormous wealth and prestige for these priviliged few when the company went public.  Needless to say, Richard and his family were ecstatic at the prospect of this new position with the family.  All they had to do now was pack up and move.  Or so they thought.  Since the company was still relatively new and trying to keep costs down before it went public, these new executives had to bear the responsibility for their own moving costs.  It seemed like a fair proposition since they would all be new millionaires after the public transaction which was set to occur in the next 2-3 years.

Three months later, Richard and his family are settled in to their new home, kids have transferred to new schools and his wife has also begun her job search in Indiana.  However, their home in New Jersey has still not sold and after a phone conversation with one of his old neighbors Richard discovers that there have not been any showings of the property.  After a tense conversation with his broker Richard realizes that he has made a mistake in leaving his old home prematurely.  There have not even been any nibbles on the old property.  The family's savings are quickly evaporating and they may only be able to pay both mortgages for another 30 days before they have run out of funds.   In a panic, Richard lists with another broker who sells the home but at a loss since the purchase price did not cover what Richard owed on the mortgage.  Richard still had to scramble to get additional funds to pay off the mortgage which placed him under a TON of additional stress.  It goes without saying that this did not help his job performance in his new role; a fact that did not go unnoticed by Richard's boss.

Fortunately, their is a happy ending since several years later, Richard's company went public, his options were worth a bundle of money and his nightmare is over.  However, this entire bad scenario was completely unecessary!

Now for the $64,000 question:  Am I cheap?  Of course not!  I can't believe I still get asked that question.  Would you discount your professional fee for the services that you provide?  It would be an insult if I asked you to do that.  I respect your talents and abilities and I know you'll respect mine.  When you use a discount broker that means that basically NO ONE will show your home.  Why?  Because there's no money in it for them.  They aren't going to advertise your home, they aren't going to burn their gas schlepping clients to your home and they're definitely not going to be willing to go out of their way to effectively and agressively market your home when doing so means they will LOSE MONEY!  It's just not going to happen!  When there's no money in the deal, agents scatter like flies.  When you leave some cash in the deal for the agents, you attract agents (and therefore buyers) like shoppers to the mall on Black Friday! 

But I understand.  You naturally weren't "going to give my money to a broker!" and decided that the discount route was the best way.  When this becomes a Not For Profit industry then perhaps you'll find some great discount brokers.  After I sell your home in record time for full price you may even want to pay me more...but that won't be necessary.  Just tell your friends and neighbors about me.
